What is a Property Compliance Package?

A property compliance package brings together several of our compliance services into a single coordinated booking. Rather than arranging each check separately at different times, we coordinate the scheduling and logistics so that your property's compliance obligations are addressed together in an organised and efficient way.

Packages are tailored to the needs of each client and property. Common combinations include:

  • Gas Safety Certificate + Smoke and CO Alarm Check
  • EICR + PAT Testing
  • Gas Safety Certificate + EICR + Legionella Risk Assessment
  • Full compliance bundle covering all applicable services

We work with you to understand which checks are due, coordinate the appropriate contractors, and provide you with all the relevant documentation once the checks are complete.

Staying on Top of Your Legal Obligations

Landlords and property managers are responsible for a range of compliance checks, each with its own timescales and legal requirements:

  • Gas Safety Certificates — required annually under the Gas Safety (Installation and Use) Regulations 1998
  • EICRs — required every five years under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
  • Legionella Risk Assessments — required as needed under HSE ACoP L8, typically every two years for residential properties
  • Smoke and CO Alarm Checks — required at the start of each tenancy under the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022
  • PAT Testing — recommended periodically where appliances are supplied by the landlord
